Why did you decide to focus on this part of the Triad? What's your personal connection to it?
I decided to focus on this part of the Triad because it is home. I moved here from Raleigh about 18 years ago, and over time I have watched this area grow, change, and still keep the community feel that makes it special.
My personal connection is simple: I live here, I work here, and I care about what happens here. I know the neighborhoods, the schools, the local businesses, and the reasons people want to live here. This is not just a market area to me. It is the place I chose to build my life, raise my children, and that gives me a real passion for helping others do the same.
What's the one thing buyers always get wrong when they search this area online?
In this area, two homes can look almost identical online, but be completely different when it comes to location, road noise, school zones, commute, septic systems, HOA rules, future growth, and even how the property feels in person.
The internet is a great starting point, but it is not the full picture. That is where local experience matters.
Online photos can make a house look perfect. Local knowledge tells you whether it actually makes sense.
What's a question buyers should ask but almost never do?
Can I afford to own this home after I buy it? Ask about utilities, insurance, taxes, HOA dues, maintenance, age of the roof, HVAC, water heater, and what repairs may be coming in the next few years.
Who is your ideal client in this market — first-time buyer, move-up household, retiree, relocator?
My ideal clients in this market are first-time home buyers and people looking to start that next-chapter. I enjoy working with first-time buyers because they need someone who can slow the process down, explain each step, and help them make a smart decision without feeling overwhelmed.
I also enjoy working with "next-chapter" buyers because their move is often about lifestyle, comfort, and finding the right home for the next chapter of life. Whether they are downsizing, relocating, or looking for a lower-maintenance property, I like helping them make that transition with confidence. Both groups need guidance, patience, and honest advice, and that fits the way I like to serve my clients.
What's the biggest mistake sellers make in this market right now?
The biggest mistake sellers are making right now is pricing their home like it is still 2021 or 2022. That market is gone.
Buyers today are more cautious, interest rates matter, and overpriced homes are sitting longer. When a home sits, buyers start wondering what is wrong with it, even if nothing is wrong.
The best strategy is not to 'try high and see what happens.' The best strategy is to price it correctly from day one, make the home show well, and create confidence for buyers. A strong price gets attention. An unrealistic price helps sell the house down the street.
When someone moves to the Triad from out of state (Charlotte, Raleigh, Florida, Northeast), what surprises them most?
The biggest surprise I hear from people moving to the Triad is how much value they can still find here. They are used to Charlotte, Raleigh, Florida, or Northeast prices, traffic, insurance costs, and pace of life. Then they get here and realize they can often get more home, more yard, less congestion, and still be close to restaurants, hospitals, colleges, jobs, airports, and the mountains or beach.
The Triad is not trying to be Charlotte or Raleigh, and that is part of the appeal. It has room to breathe, strong communities, and a lifestyle that just feels more manageable.
What's your go-to lender, inspector, and closing attorney — and why those people?
I have several good-quality lenders, inspectors, and closing attorneys I work with regularly.
I do not lock myself into one specific service provider because every client is different. Some clients need more hand-holding, some want speed, some are very numbers-focused, and some need someone who can explain the process in plain English.
My goal is to give my clients solid options that fit their personality, needs, and situation. The right provider can make a big difference in how smooth the transaction feels, so I want my clients working with someone they are comfortable with and confident in.
